Plans for Baltic Wharf given £2.4m boost

Goram Homes’ development of 166 new homes at Baltic Wharf has taken a step forward following a £2.4m government grant to Bristol City Council.

The grant is awarded by the government through the Brownfield Land Release Fund (BLRF2), an initiative to regenerate brownfield land and kickstart the delivery of thousands of new homes.

It supports regeneration projects across the country, helping local authorities make best use of brownfield land for new homes.

Baltic Wharf, to be developed by Bristol City Council’s housing company, Goram Homes and its partner Hill Group, will create 166 sustainable homes, including at least 40% for social rent and shared ownership.

Spaces for cafes, restaurants or retail, as well as new social areas and footpaths along the waterfront, aims to turn Baltic Wharf into a destination on the harbourside.

The development received unanimous planning approval from cross party councillors in April this year and construction is due to start in 2025.

Stephen Baker, managing director of Goram Homes, said: “This funding for Baltic Wharf will help unlock a prime waterfront location for Bristol. We’re not only building much-needed new homes but creating new public spaces and commercial opportunities on our thriving harbourside.

“Baltic Wharf’s 1, 2 and 3-bedroom apartments will be highly sustainable, with air source heat pumps, electric vehicle charging, and a potential connection to the city’s heat network.”

Bristol City Council has also been awarded £46,686 for a Community-Led Housing scheme at Woodborough Street in Easton, which will fund essential remediation works to prepare the site of the former Scout Hut for housing development.

The group is currently working toward submitting a planning application, and once secured, work is expected to take place in 2026. These awards follow successful bids for BLRF in previous years, where the council has secured funding to release four small community led housing sites across the city.
