‘Game-changing’ city centre office set for revamp

120 Friar Gate

David Brown Commercial is bringing a 7,080 sq ft office in Derby’s Cathedral Quarter to market – and says the building will undergo a bespoke refurbishment once an occupier has been found.

120 Friar Gate will be available for occupation from mid-2020. The environmentally efficient building comprises four floors of open plan space.

David Brown is offering the revamp on behalf of developers Morgan Industrial Properties (MIP) in an effort to address the notable lack of high-specification offices in the city centre.

David Brown, director at David Brown Commercial, said “There has been a lack of high-specification city centre offices in Derby for quite some time. 120 Friar Gate is something of a game changer in this respect and is a serious opportunity for an established business to have their own city centre HQ.

“The benefits of attracting and retaining talent is a huge consideration in any business and 120 Friar Gate challenges Derby employers to look beyond the usual out of town office and acquire something different. The high-level design finishes and amenities on offer will be a huge draw for talent.”

David Powell, Commercial Property Manager at MIP, added: “The property was selected for redevelopment due to its fundamental quality, location and car parking provision. The potential open plan layout will allow for upwards of 120 employees, and we welcome interest from established Derby businesses, along with inward investment opportunities.

“We are keen to agree terms with an occupier as soon as possible. Timings are likely to be approximately 9 months from sign-up to delivery. The property is currently a shell and we are therefore able to accommodate specific design requirements prior to delivery.”
