4,000 jobs take a step closer at 180-acre redevelopment site

Work has started on a 180-acre redevelopment site near Ilkeston that is expected to create 4,000 jobs.

The site was recently granted planning permission for a major industrial, warehouse and logistics scheme at New Stanton Park, at Junction 25 of the M1. Now, contractors have now officially broken ground to bring forward the full development of the rail connected 180 acre site.

Contractor John F Hunt is now on site delivering the ground and infrastructure works that will ultimately see three serviced development plots delivered, capable of accommodating buildings from 11,000 sq ft to 1m sq ft, with a dedicated rail hub facility.

Works have started on Plot 1, offering buildings of 11,000 sq ft to 45,000 sq ft and will then move through on to Plots 2 & 3 where larger buildings can be accommodated.

The development is being marketed by joint agents M1 Agency and TBD Real Estate.

James Keeton of M1 Agency said: “This is a really exciting development for the site, and the transformation of the planning and development stages in to reality. Having already secured our first occupier deal, infrastructure woks will immediately flow in to construction and we will be delivering buildings from Q1, 2024 onwards. On completion of the infrastructure works, the scheme will be fully serviced with a total power supply of 25 MVA, offering excellent labour availability and transport connectivity.”

David Ward, a director at Verdant said: “This is a great news story for the local area with New Stanton Park now really gathering momentum and becoming a reality. Ultimately the scheme will deliver large scale job creation and transform this former industrial site in to a high quality environment with the aim of delivering a blend of industrial, warehouse and manufacturing”.

Chris Drummond of TDB Real Estate added “Our key focus has been on demonstrating to occupiers deliverability to add certainty to any decision making. This next milestone puts New Stanton Park in an enviable position of being able to now rapidly deliver buildings, subject to detailed planning consent. Not only this, but a wider offer that is fairly unique in being able to offer a buildings of scale, combined with very large power supply, height, labour and transport accessibility.”
