Land in a prestigious Nottingham suburb where houses can fetch up to £1.5m is up for sale.

JLL has been appointed to market a 6.17 acre site fronting Melton Road in Edwalton.

The land has planning consent for 52 homes and 2 barn conversions and although no figures have been disclosed at present, a premium price is expected to be reached.

Matthew Smith from the Nottingham offices of JLL said the Hill Farm House development site was a rare opportunity for a developer to create an upmarket housing development in one of the city’s most affluent areas.

“The land is a consented greenfield development site which is located within the Sharphill Wood development. This will provide large amounts of infrastructure and amenity improvement in the area, including a foodstore and primary school, which will add to both the value of the land and the new homes.

“Families are particularly attracted to Edwalton and the borough for its ‘outstanding’ rated schools including Edwalton Primary, West Bridgford and Rushcliffe schools.

“Added to this is its convenient location, only 3.5 miles south of the city centre and 2.5 miles from the station with views over the surrounding countryside.”

Smith added: “The residential market has been extremely buoyant as the government offers on-going incentives to homebuyers and developers look to snap up prime sites. The council needs to deliver 1300 new homes in Nottinghamshire as part of its development plan. Rushcliffe has long been on the radar of housebuilders as one of the most desirable boroughs and now a number of opportunities are coming forward which is good news for all concerned.”
