Brady Solicitors scores leasehold first in East Midlands

Nottingham property law firm Brady Solicitors has become the only East Midlands law firm to secure membership of ALEP, the professional body for legal advisers and other practitioners experienced in the residential leasehold sector.

Brady Solicitors’ leasehold enfranchisement specialists are led by Lesley Brentnall, who said: “Nottingham, Leicester and Derby are all cities with a high volume of flats and apartments built during the 1990s. These properties were generally sold with a 99-year lease, meaning that their leasehold owners are now facing the challenge of a diminishing lease and the subsequent impact on the value of their property. Additionally, there is a clear trend for mortgage lenders being stricter on their lending criteria – and this can include length of the lease.

“Brady Solicitors has helped scores of leaseholders to extend their residential leases, acquire the freehold to their property, and successfully apply for the right to manage their apartment block. As well as being the only East Midlands law firm to secure membership of ALEP, we are one of just a handful of ALEP members across the UK that can help leaseholders if the work becomes disputed – for example if a landlord challenges the lease extension or right to manage application.”

ALEP – the Association for Leasehold Enfranchisement Practitioners – provides leaseholders with information on leasehold law and their rights as the owner of a leasehold property, and represents trusted and vetted practitioners that can assist leaseholders with matters such as lease extensions, freehold acquisition and tackling the correction of management problems.

Brady Solicitors passed a rigorous assessment process to become the only legal practice in the East Midlands to hold membership of ALEP.

Clare Brady, managing director of Brady Solicitors, added: “With the level of leasehold property stock continuing to rise, it is increasingly essential for both leaseholders and investors to understand the nature of their property purchase and to have access to specialist legal advice. Brady Solicitors has long been at forefront of leasehold law and, through our membership of ALEP, leaseholders now have a ‘badge of assurance’ that they can be sure of a consistently high level of service, integrity and professionalism when it comes to matters concerning their property.”

The leasehold enfranchisement team at Brady Solicitors includes director and team head Lesley Brentnall; chartered legal executive Claire Townroe, and paralegals Andrea White and Lizzie Collingham.
